  • This paper aims to analyze the evolution of the implementation of the policy of Zoning and Land Use in the context of regional hub. Uses Uberlândia how reference. It is observed that the urban laws are changing constantly in order to fit the needs of a municipality, allowed to accomplish the planning and organization of the city, allowing to achieve the objective of promoting the social function of the city and property urban. However, legislation is often used in order to promote the interests of private investors. It is a revision of the legislation honors the zoning, especially after the year 2000. It appears that the pace of economic growth, now requires constant re-arrangement of spaces and enhance the urban system to meet the demographic expansion. The delineation of zoning should be very careful, because if on the one hand, sub-scales the supply of urban land, favors real estate appreciation due to rising land prices, making the implementation of housing policy, on the other hand, the super -scaling can produce a development with low density, facilitating the creation of urban voids, rising costs of implementation of network services and urban and also the stimulus to speculation that they maintain in their power, extensive areas wait for recovery. This article is based on literature search of articles and other specialized literature, in local and federal planning law, as well as in municipal information collected from the Instituto Brasileiro de Geografia e Estatística - IBGE and semi-structured interviews with the Prefeitura Municipal de Uberlândia (PMU). As for the method, this research is classified as descriptive of their goals, and a case study in how to collect data and a field survey as the sources of data
