La expansión del turismo y las segundas residencias: Implicaciones en el sector inmobiliario de la costa de Parnamirim/RN y Nísia Floresta/RN (Brasil)

    Los datos estadísticos desde 1990 hasta hoy indican el crecimiento de las residencias secundarias y el turismo en el estado de Rio Grande do Norte (Brasil), sobre todo en los municipios costeros de la Región Metropolitana de Natal. Esto, junto con el incremento del Litoral Potiguar, ha atraído inversiones al sector inmobiliario; que encontró en estas áreas las condiciones ideales para aumentar su lucro. El objetivo del presente artículo es identificar los procesos que promovieron la expansión del turismo y las segundas residencias en el litoral de Parnamirim/RN y Nísia Floresta/RN (Brasil) y las implicaciones de éste en el sector inmobiliario. La metodología del estudio recurrió al relevamiento bibliográfico, la visita al lugar, el registro fotográfico y el relevamiento de datos en organismos e instituciones gubernamentales (IBGE, SETUR/RN y Prefectura Municipal). Se puede decir que el incremento del turismo en el Litoral Potiguar a partir de la implementación de políticas públicas que buscaron mejorar la infraestructura del acceso a la costa, permitió el crecimiento de las segundas residencias en el lugar, la atracción de inversiones inmobiliarias y la dinamización del sector.

    The Growth of Tourism and Secondary Residences and its Implications on the Real Estate Sector in the Coastal Cities of Parnamirim/RN and Nísia Floresta/RN (Brasil). Statistical data from the 1990s to present-day have indicated an increase in secondary residences and tourism in the state of Rio Grande do Norte (Brasil), particularly in the coastal municipalities in the greater Natal region. This, along with an increase along the Potiguar coast, has attracted investments in the real estate sector, given the ideal conditions to increase profitability. The objective of this paper is to identify the processes that lead to increased tourism and secondary residences along the coast in Parnamirim and Nísia Floresta, RN (Brasil) and the implications of this on the real estate market. The methodology used in this study included a literature review, a field visit, photographs and data collection in public organizations and institutions (IBGE, SETUR/RN, and municipal governments). We conclude that the increase in tourism along the Potiguar coast, by way of public policies that seek to improve access infrastructure to these areas, enabled an increase in secondary residences in these areas in addition to real estate investments, thus streamlining this sector.
