  Before 1975 the crisis affecting central areas was part of a wider "urban crisis" characterised by the growth of new central business quarters and by the development of large peripheral residential estates. Since then the existence of a "social crisis", a much greater diversification of the sources of capital invested in urban . centres and the disappearance of a clearly defined set of location factors have accorded the city's image a new and influential role. In the eyes of both residents and urban planners or investors, it is this image which will entrance the value of residential areas and potential sites for investment.

  Avant 1975 la crise des centre-ville participait d'une "crise urbaine" marquée par l'essor des centres directionnels et par le développement des grands ensembles périphériques. Depuis lors, la "crise sociale", une plus grande diversification du capital investi dans la ville et la fin des modèles évidents de localisation, donnent à l'image un rôle nouveau et déterminant. C'est elle désormais qui valorise tant aux yeux des habitants que des urbanistes et des financiers les lieux où il faut vivre et ceux où l'on peut investir.
