    El impulso que evidenció la actividad turística en el Valle de Calamuchita, como en otras zonas turísticas del país a comienzos del siglo XXI, se vio plasmado en el avance de inversiones inmobiliarias en residencias consignadas al alojamiento del turista. Este proceso puso en marcha una serie de prácticas y estrategias de múltiples agentes sociales que, directa o indirectamente, se manifiestan en el desarrollo turístico local, y, se cristalizan en el crecimiento urbano de la ciudad. El presente trabajo aborda dicha relación entre turismo residencial y crecimiento urbano, a partir de un estudio de caso realizado en la localidad de Santa Rosa de Calamuchita, Córdoba. La investigación se sitúa en el marco del auge turístico internacional y del contexto nacional de emergencia de la crisis política-económica de dos mil uno. El análisis está centrado en la valorización diferencial del suelo urbano, sujeta a la selectividad del capital para localizarse en el territorio. De esta manera, se busca dar cuenta de cómo la oleada de inversiones inmobiliarias para la construcción de residencias turísticas, durante la década del dos mil, impactó fuertemente sobre el valor del suelo urbano, definiendo áreas muy dinámicas en materia de atracción de capitales, y rezagando otras áreas menos atractivas para el capital.

    The impulse that evidenced the tourist activity in the Valley of Calamuchita, as in other tourist zones of the country at the beginning of the 21st century, was reflected in the progress of real estate investments in residences consigned to the tourist accommodation. This process initiated a series of practices and strategies of multiple social agents that, directly or indirectly, are manifested in local tourism development, and crystallize in the urban growth of the city. This paper deals with the relationship between residential tourism and urban growth, based on a case study carried out in the town of Santa Rosa de Calamuchita, Córdoba. The research is located within the framework of the international tourist boom and the national context of emergency of the political-economic crisis of two thousand one. The analysis focuses on the differential valuation of urban land, subject to the selectivity of capital to be located in the territory. In this way, the aim is to explain how the wave of real estate investments for the construction of tourist residences, during the decade of the two thousand, strongly impacted on the value of the urban land, defining very dynamic areas in attracting capital, and Lagging behind other less attractive areas for capital.
