  “Una vía extrajudicial, eficiente y barata para resolver con precisión y agilidad el complicado problema de la concordancia catastral y registral” (nuestro Cliente). La alteración catastral telemática con intervención notarial nos ha permitido resolver en menor tiempo y con mayor reducción de costes la concordancia entre la realidad física, la descripción catastral y la información registral de una finca rústica. De este modo se ha puesto en condiciones de seguridad jurídica y se ha incrementado considerablemente el valor añadido del inmueble. Entre las principales innovaciones jurídicas y técnicas que este proyecto ha representado se encuentra el empleo de herramientas digitales y de diversas capas de geoinformación para un uso estrictamente jurídico y el logro de una interoperabilidad jurídica de la geoinformación que ha resultado transversal a todo el trabajo realizado, cuyas herramientas y recursos técnicos y topográficos han permitido concluir las operaciones jurídicas con rigor, precisión, agilidad y un importante ahorro de costes. Hemos comprobado que la “interoperabilidad jurídica” de la geoinformación, además de haber evitar un proceso judicial quizá sin sentido, ya permite a juristas y técnicos trabajar conjuntamente con herramientas digitales que claramente contribuyen a facilitar e incluso posibilitar y mejorar el trabajo jurídico que habitualmente nos ocupa a juristas y abogados.

  “An efficient and cheap out-of-court system to solve the difficult problem of the correspondence between property value and the title recorded at the Registry” (our client). Electronic variation of the Property Registry with the intervention of a notary public, allows us to solve in less time and with less cost the lack of concurrence between physical reality, the description of the property as stated in the Cadaster and the information recorded at the Registry in the case of rural housing. Legal security has been therefore reinforced and the added value of the real estate has been notably increased. One of the main legal and technical innovations of this project is the use of digital tools and diverse layers of geo-information meant for a strictly legal use, as well as the legal inter-functioning of this geo-information, transversal in a work, that has used tools and technical and topographical resources enough to conclude legal operations with rigor, precision, agility and an important cost saving. We have verified that this “legal inter-functioning” of geo-information, besides preventing a perhaps senseless judicial action, has helped lawyers and technicians to work together using digital tools that clearly ease and even enable to improve the legal tasks we lawyers and attorneys usually do for a living.
