    En este artículo, introductorio de una serie de trabajos en los que se analizarán los distintos efectos jurídicos producidos por las parcelaciones urbanísticas, se expone el concepto jurídico de segregación y parcelación, la legislación que resulta de aplicación desde el ámbito del derecho urbanístico, así como la relación entre la normativa registral y administrativa. Se pretende analizar los actos ilegales, tanto jurídicos como físicos, que constituyen un tipo de infracción y contra las que resulta difícil reaccionar desde el punto de vista de las Administraciones Públicas con competencia en la materia.

    In this article, part introductory of a series of works where the different legal effects produced by urban subdivisions, will be analyzed the legal concept of segregation and subdivision, the legislation that is applicable from the field of urban law, as well as the relationship between registration and administrative regulations is exposed. We intend to analyze the illegal acts, both legal and physical, that constitute a type of infraction and against which it is difficult to react from the point of view of the Public Administrations with competence in the matter.
