    El objetivo general de la investigación fue analizar jurídicamente los repertorios caducados del registro de la propiedad y su incidencia en la seguridad jurídica. Se desarrolló bajo la modalidad paradigmática cuantitativa mediante el método de análisis documental, se exploró y analizó información en documentos normativos, entre ellos, la Constitución de la República del Ecuador, Ley de Registro, Ley de Sistema Nacional de Registro de Datos Públicos, además artículos científicos entre otros. Se extrajo de los documentos legales escrutados las ideas centrales y fueron analizados mediante la técnica de análisis de contenido. Se concluye que, los efectos de los repertorios caducados del Registro de la Propiedad, ocasiona perjuicio por ende vulneración a los derechos de terceros interesados de buena fe; y que, con ello se incide negativamente en la seguridad jurídica, acarreando incertidumbre en la normativa; quedando fundamentado jurídica y doctrinariamente que hay una constante contrariedad en materia registral.

    The general objective of the research was to legally analyze the expired repertories of the property registry and its impact on legal certainty. It was developed under the quantitative paradigmatic modality through the documentary analysis method, information was explored and analyzed in normative documents, among them, the Constitution of the Republic of Ecuador, the Registry Law, the Law of the National System of Public Data Registry, as well as scientific articles, among others. The central ideas were extracted from the legal documents and analyzed by means of the content analysis technique. It is concluded that, the effects of the expired repertories of the Property Registry, cause prejudice and therefore infringement to the rights of third parties interested in good faith; and that, with this, there is a negative impact on legal certainty, causing uncertainty in the regulations; being legally and doctrinally founded that there is a constant contradiction in registry matters.
