    El Derecho de cosas, los derechos reales, como parte estática del Derecho civil patrimonial, ha experimentado una evolución desde sus orígenes hasta su configuración actual. De igual forma, hoy en día, debe afrontar el estudio de una serie de cuestiones nuevas que, según cómo se aborden, van a producir cambios en los principios estructurales del Derecho de cosas tal y como se entiende hoy en día. Analizamos en este artículo esta evolución del Derecho de cosas, haciendo una proyección hacia el futuro y los retos que ineludiblemente va a tener que abordar.

    The Law of things, the real rights, as a static part of the patrimonial civil Law, has undergone an evolution from its origins to its current configuration. In the same way, today, it must face the study of a series of new issues that, depending on how they are addressed, will produce changes in the structural principles of the land Law as it is understood today. In this article we analyze this evolution of the land Law, making a projection towards the future and the challenges that it will inevitably have to address.
