  • The thesis goal is to build a model that defines the characteristics that a Residential Real State Project and the houses in it must have in order to get the highest income possible at the moment of getting it into the market. The design model defines for each house type, according to the constructed surface, the land surface if it is a house; the amount of units and the unit price planned for each one. This depends on the combination of the location characteristics. These relations are obtained from hedonic projects carried out in apartments, detached houses and condominiums. The design model is an optimized model that maximizes the residential project¿s income allowing the variable characteristics to be adjusted and delimited according to physical, legal, architectural and economic restrictions. The design model was build at Concepcion City, Chile for three types of houses. The apartment model was build based on 37 projects and 201 house types. The price was calculated based on 34 variables and gives the Real State Developer 21 design characteristics. The condominium house model was build with 12 projects and 32 house types. The hedonic models were tested for 6 projects already started on apartment buildings, 7 in detached houses and 5 in condominium houses. In all cases the hedonic price was within the allowed error margin if it was bought at the price set by the developer. Finally the design model was successfully tested, when designing housing projects that maximize the income that can be obtained from it.
